**General Terms and Conditions (GTC) for the rental of workers' rooms**

**1. Scope**
These General Terms and Conditions (GTC) apply to all contracts concluded between Foma Invest GmbH and the tenant (hereinafter referred to as "tenant") regarding the rental of workers' rooms.

**2. Conclusion of contract**
The contract is concluded when the tenant makes a booking and this is confirmed by Foma Invest GmbH. Confirmation can be made in writing, by email, or by telephone.

**3. Services**
Foma Invest GmbH provides the tenant with worker rooms equipped with the agreed amenities (Wi-Fi, kitchen, laundry facilities, etc.). The tenant is entitled to use the services specified in the contract during the rental period.

**4. Rental period**
The rental period is specified in the booking confirmation. An extension of the rental agreement is only possible with the consent of Foma Invest GmbH. The tenant undertakes to vacate the accommodation on time.

**5. Prices and Payment**
The prices for renting temporary accommodation are stated in the booking confirmation. Payments are due no later than [number of days] days before the start of the rental period, unless otherwise agreed. Payments can be made by bank transfer or by individual arrangement.

**6. Cancellation and withdrawal**
The tenant may cancel the contract free of charge up to [number of days] days before the start of the rental period. For later cancellations, a cancellation fee of [percentage]% of the rental price will be charged. In case of no-show without prior cancellation, the entire rental amount will be due.

**7. Tenant's Obligations**
The tenant undertakes to treat the rented worker's rooms and associated facilities with care. The tenant is liable for any damage caused by improper use.

**8. House Rules**
The tenant agrees to comply with the house rules, which are displayed in the room or made available upon request. In particular, quiet use of the accommodation during the night is required.

**9. Liability**
Foma Invest GmbH is only liable for damages caused intentionally or through gross negligence. Liability for loss or damage to the tenant's personal belongings is excluded.

**10. Termination**
Foma Invest GmbH is entitled to terminate the rental agreement prematurely if the tenant violates these General Terms and Conditions or the house rules.

**11. Data Protection**
The tenant's personal data will be used exclusively for the execution of the rental agreement and will not be passed on to third parties unless required by law.

**12. Final provisions**
Should individual provisions of these Terms and Conditions be invalid, the remainder of the contract shall remain valid. Any changes or additions to the contract must be made in writing.

**13. Place of jurisdiction**
The place of jurisdiction for all disputes arising from the rental agreement is [location of the company], provided that the tenant is a merchant or has no general place of jurisdiction in Germany.
